Authorizing the Commissioner of Public Property on behalf of the City of Philadelphia to execute and deliver to the Redevelopment Authority of the City of Philadelphia, without consideration, a deed conveying fee simple title to a parcel of City-owned land with the buildings and improvements thereon known as 1901-15 West Oxford Street, for the purpose of the Redevelopment Authority entering into a redevelopment agreement for the property with the Sultan Jihad Ahmad Community Foundation or its designee, all under certain terms and conditions.

THE COUNCIL OF THE CITY OF PHILADELPHIA HEREBY ORDAINS:

 

                     SECTION 1.                     The Commissioner of Public Property, on behalf of the City of Philadelphia is hereby authorized to execute and deliver to the Redevelopment Authority of the City of Philadelphia ("RDA"), without consideration, a deed conveying fee simple title to a parcel of City-owned land with the buildings and improvements thereon situated at the northwest corner of Nineteenth and Oxford streets, more particularly known as 1901-15 West Oxford Street ("the Property"), for the purpose of the RDA entering into a redevelopment agreement for the property ("Redevelopment Agreement") with the Sultan Jihad Ahmad Community Foundation ("SAJCF") or its designee.

 

                     SECTION 2.                     The authorization set forth in Section 1 is conditioned upon the SAJCF or its designee obtaining financing to develop, rehabilitate, and/or improve the Property by December 31, 2004, subject to the terms of the Redevelopment Agreement.

 

                     SECTION 3.                     The authorization set forth in Section 1 is further conditioned upon the SAJCF or its designee executing a Redevelopment Agreement with the RDA and agreeing to maintain and use the Property and any improvements thereon for non-profit, charitable and community-related activities pursuant to the terms of the Redevelopment Agreement.

 

                     SECTION 4.                     The City Solicitor is hereby authorized to review and to approve all instruments and documents necessary to effectuate this Ordinance, which instruments and documents shall contain such terms and conditions as the City Solicitor shall deem necessary and proper to protect the interests of the City and to carry out the purposes of this Ordinance.
