Title

Approving the action of the Boards of the Philadelphia Industrial Development Corporation and the Philadelphia Authority for Industrial Development to sell Parcel F-12 in the Eastwick Urban Renewal Area - Stage "A" Industrial, containing approximately three and three-quarters acres to Philadelphia Animal Boarding Facility.

Body

                     WHEREAS, The Council of the City of Philadelphia, by Bill Number 916, approved November 20, 1973, has authorized and approved the exaaecution of a Redevelopment Agreement between the Redevelopment Authority of the City of Philadelphia and the Philadelphia Industrial Development Corporation, PIDC-Financing Corporation, and the Philadelphia Authority for Industrial Development, for the redevelopment and urban renewal of the Eastwick Urban Renewal Area - Stage "A" Industrial; and

 

                     WHEREAS, The Philadelphia Authority for Industrial Development has purchased from the Redevelopment Authority of the City of Philadelphia the required land under the terms and conditions of the aforesaid Redevelopment Agreement; and

 

                     WHEREAS, City Council did reserve unto itself the Right of Approval, by Resolution, for each transaction completed by PAID under the terms and conditions of the aforesaid Redevelopment Agreement; and

 

                     WHEREAS, Philadelphia Animal Boarding Facility proposes to purchase Parcel F-12 in the Eastwick Urban Renewal Area - Stage "A" Industrial, and construct a thirty-four thousand four hundred eighty-six square foot building for use as a boarding facility for cats and dogs; and

 

                     WHEREAS, Philadelphia Animal Boarding Facility proposes to create thirty-four new jobs; and

 

                     WHEREAS, PIDC and PAID, upon the unconditional approval of their Boards at their meetings of July 29, 2003, and upon review by the Redevelopment Authority of the City of Philadelphia, have agreed to sell to Philadelphia Animal Boarding Facility Parcel F-12 in the Eastwick Urban Renewal Area - Stage "A" Industrial, containing approximately three and three-quarters acres, more fully described as follows:

 

                                          ALL THAT CERTAIN lot or piece of ground with the buildings and improvements erected thereon, situate in the Fortieth Ward of the City of Philadelphia, and described in accordance with a Plan of Property (2004/7SK/5664/CP#357 D3718) made August 18, 2003 for the Philadelphia Industrial Development Corporation by Frank J. Morelli, Surveyor and Regulator of the Seventh Survey District, as follows:

 

                                          BEGINNING at the point of intersection of the southeasterly side of Holstein avenue (one hundred feet wide) and the northeasterly side of a sixty-five foot wide right-of-way for public utility purposes, said point being measured from a point of tangency at the northwesterly end of a curve having a radius of one hundred feet and an arc length of one hundred forty-nine and nine hundred four one-thousandths feet which connects the easterly side of said Holstein avenue with the northerly side of Bartram avenue (variable width) the following three courses and distances:  (1) north five degrees twenty minutes twenty-six and one-fourth seconds west, along the said easterly side of Holstein avenue, the distance of one hundred twenty and seven hundred fifty-three one-thousandths feet to a point of curve; (2) northwardly and northeastwardly, along the said easterly and northeasterly side of Holstein avenue, along the arc of a circle curving to the right and having a radius of two hundred fifty feet, the arc distance of one hundred eighty-three and three hundred thirteen one-thousandths feet to a point of tangency; and (3) north thirty-six degrees forty minutes eighteen seconds east, along the said southeasterly side of Holstein avenue and crossing the heads of a twenty-five foot wide Philadelphia Electric Company right-of-way and the said right-of-way for public utility purposes, the distance of five hundred sixty-five feet to the point of beginning; thence, from said point of beginning, extending north thirty-six degrees forty minutes eighteen seconds east, along the said southeasterly side of Holstein avenue, the distance of three hundred twenty six feet to a point; thence extending south fifty-three degrees nineteen minutes forty-two seconds east, crossing a five foot wide easement for the Bell Telephone Company adjacent to the said southeasterly side of Holstein avenue, the distance of five hundred feet to a point; thence extending south thirty-six degrees forty minutes eighteen seconds west, the distance of three hundred twenty-six feet to a point on the northeasterly side of the said right-of-way for public utility purposes; thence extending north fifty-three degrees nineteen minutes forty-two seconds west, along the northeasterly side of the said right-of-way for public utility purposes and recrossing the said five foot wide easement, the distance of five hundred feet to a point being the first mentioned point and place of beginning.

 

                                          CONTAINING in area one hundred sixty-three thousand square feet or three and seven thousand four hundred twenty ten-thousandths acres.

 

NOW THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF PHILADELPHIA

 

                     THAT the sale by the Philadelphia Authority for Industrial Development to Philadelphia Animal Boarding Facility of Parcel F-12 in the Eastwick Urban Renewal Area - Stage "A" Industrial, as is more fully described above, is hereby approved so that the redevelopment and urban renewal of the Eastwick Urban Renewal Area may proceed in a manner most beneficial to the City of Philadelphia.
