Title

Approving the redevelopment contract and disposition supplement of the Redevelopment Authority of the City of Philadelphia which includes, inter alia, the redevelopment and urban renewal of a portion of the South Central Urban Renewal Area, designated as Parcel No. 175 also sometimes identified by respective house number and street address as 1026 South Colorado street and a portion of the Point Breeze East Urban Renewal Area designated as Parcel Nos. 32 and 33 also sometimes identified by respective house number and street address for Parcel No. 32 as 1437 South Hicks street and for Parcel No. 33 as 1441 South Hicks street; authorizing the Redevelopment Authority to execute the redevelopment contract with South Philadelphia Habitat for Humanity and to take such action as may be necessary to effectuate the redevelopment contract and disposition supplement.

Body

                     WHEREAS, The Redevelopment Authority of the City of Philadelphia (hereafter "Redevelopment Authority") has prepared and submitted an urban renewal plan and a redevelopment proposal for the redevelopment of the South Central Urban Renewal Area, (hereinafter "South Central"), which said plan and  proposal were approved by Ordinance of the Council on December 14, 1971 as amended,  and

 

                     WHEREAS, The Redevelopment Authority has prepared and submitted an urban renewal plan and a redevelopment proposal for the redevelopment of the Point Breeze East Urban Renewal Area,  (hereinafter "Point Breeze"), which said plan and proposal were approved by Ordinance of the Council on June 11, 1998; and

 

                     WHEREAS, The Redevelopment Authority has prepared a redevelopment contract which includes, inter alia, a portion of the South Central Urban Renewal Area, designated as Parcel No. 175 also sometimes identified by respective house number and street address as 1026 South Colorado street and a portion of the Point Breeze East Urban Renewal Area designated as Parcel Nos. 32 and 33 also sometimes identified by respective house number and street address for Parcel No. 32 as 1437 South Hicks street and for Parcel No. 33 as 1441 South Hicks street, (the “Properties”).  The areas of the Properties are bounded as follows:

 

Parcel No. 175 (1026 South Colorado street).                     

 

ALL THAT CERTAIN lot or piece of ground located in the Thirtieth Ward of the City of Philadelphia with the buildings and improvements thereon erected situated at a point on the westerly side of South Colorado street (forty feet wide) at the distance of two hundred ten feet southward from the southerly side of Carpenter street (fifty feet wide);  Containing in front or breadth on Colorado street sixteen feet and extending of that width in length or depth southward between parallel lines at right angles to Colorado street a distance of forty nine feet  to a four feet wide alley.

 

 

 

Parcel No. 32 (1437 South Hicks street).                                          

 

ALL THAT CERTAIN lot or piece of ground located in the Thirty-sixth Ward of the City of Philadelphia with the buildings and improvements thereon erected situated at a point on the easterly side of South Hicks street at the distance of one hundred twenty eight feet northward from the northerly side of Dickinson street;  Containing in front or breadth on Hicks street fourteen feet and extending of that width in length or depth eastward between parallel lines at right angles to said Hicks street a distance of forty nine feet to a certain four feet wide alley.

 

Parcel No. 33 (1441 South Hicks street).                     

 

ALL THAT CERTAIN lot or piece of ground located in the Thirty-sixth Ward of the City of Philadelphia with the buildings and improvements thereon erected situated at a point on the easterly side of South Hicks street at the distance of one hundred feet northward from the northerly side of Dickinson street;  Containing in front or breadth on Hicks street fourteen feet and extending of that width in length or depth Eastward between parallel lines at right angles to said Hicks street a distance of forty nine feet to a certain four feet wide alley.

 

                     The said redevelopment contract is in substantial conformity with the redevelopment area plans, amended urban renewal plans and the amended redevelopment proposals approved by the Council.

 

                     WHEREAS, South Philadelphia Habitat for Humanity desires to enter into the said redevelopment contract for the Properties; and

 

                     WHEREAS, The Redevelopment Authority has prepared a disposition supplement providing, inter alia, for development controls and regulations imposed upon the Redeveloper.

 

                     RESOLVED, BY THE COUNCIL OF THE CITY OF PHILADELPHIA, That the redevelopment contract and disposition supplement submitted by the Redevelopment Authority of the City of Philadelphia (hereinafter "Redevelopment Authority") for the redevelopment, inter alia, of that portion of South Central and Point Breeze as hereinabove more particularly described, is hereby approved.  City Council authorizes the Redevelopment Authority to proceed with minor changes in substantial conformity with the hereby approved redevelopment contract and disposition supplement.  The Redevelopment Authority is authorized to execute the hereby approved redevelopment contract with South Philadelphia Habitat for Humanity (hereinafter "Redeveloper").  The Redevelopment Authority and the Redeveloper are authorized to take such action in substantial conformity to the redevelopment contract as may be necessary to carry it out.

 

                     RESOLVED, The Redevelopment Authority and the Redeveloper are authorized to prepare or cause to be prepared for introduction into the Council such ordinances or resolutions as may be necessary for changes in zoning, streets, alleys, public ways, street patterns, location and relocation of public utilities, and related items which are required in order to facilitate and effectuate the redevelopment contract and disposition supplement hereby approved.  Accordingly, the Council hereby declares that it will cooperate in helping to carry out the redevelopment contract and disposition supplement and requests the various officials, departments, boards and agencies of the City having administrative responsibilities in the premises likewise to cooperate to such end and to exercise their respective functions and powers in a manner consistent with the redevelopment contract and disposition supplement.
