This bill was reviewed by the Philadelphia City Planning Commission ("PCPC"), whose recommendation was not for approval. Upon its review, the PCPC determined that the bill creates different standards for base zoning districts exclusive to one councilmanic district and is therefore contrary to the goal of the Zoning Code Commission to have a uniform zoning code for all of Philadelphia. Furthermore, the 1,000-foot setback from residential districts for hotels in the "CA-2" would fundamentally bar new lodging options in this area of the City and including properties that have proximity to I-95.
